Before we recommend a single community, we get to know your loved one: their needs, daily routine, budget, preferences, and what matters most to them. The right fit looks different for every family.
We handle the arrangements
We research communities, check availability, and get the real pricing: monthly rent, community fees, care costs, and the extra charges that don’t make it into the brochure. We narrow the choices, schedule tours, and can tour right alongside you. No more calling community after community and trying to piece it all together on your own.

A rough monthly budget, any diagnoses, and what your loved one needs help with day to day. Nothing formal.
Step 2 Research
We do the legwork
We research communities that fit your needs and budget, check current availability, and gather detailed pricing including rent, community fees, care costs, and other charges, so you know what each option will really cost.
What we weigh
Level of care, cost, location, and openings, along with what we have seen of each community’s staff, food, and daily life.
Step 3 Narrow
We narrow the choices
Instead of handing you a long list, we help narrow it down to a few good options and explain the differences, so you can decide which communities are worth seeing.
Your part
You decide which communities to visit. There is no obligation to choose any of them.
Step 4 Tour
We tour together
We schedule the tours and can join you along the way. We know what questions to ask, what to look for, and which details are easy to overlook when you’re visiting a community for the first time.
If you live out of state
We can tour for you and send photos and notes the same day.
Step 5 Move
We help bring it all together
Once you’ve chosen a community, we connect you with trusted local professionals for whatever comes next.

Not sure what level of care your loved one needs?
Senior living isn’t one-size-fits-all. Some people are looking for an easier, more social lifestyle, while others need help with daily tasks or more specialized support. Understanding the basics is a good place to start.
- Independent living
- Designed for older adults who are still independent but want a simpler, more social lifestyle. Communities typically offer private apartments or villas, meals, housekeeping, activities, transportation, and other conveniences, with none of the work of keeping up a house.
Consider if:
- They’re doing well on their own, but their days have become quieter or more isolated.
- Maintaining the house, yard, or pool has become more work than they want.
- Cooking, shopping, and household chores feel more like work than they used to.
- They’d enjoy having meals, activities, and other people nearby.
- Assisted living
- For people who still value their independence but could use some help with everyday tasks. Residents have their own apartment while trained staff are available to assist with things like bathing, dressing, medications, and other personal care needs.
Consider if:
- They need help with medications or daily personal care.
- Getting around safely has become more difficult.
- There has been a fall, or you’re increasingly concerned about one.
- Family members are spending more time filling in the gaps.
- Memory care
- Specially designed for people living with Alzheimer’s disease or other forms of dementia. Memory care offers additional supervision, trained staff, structured routines, and an environment designed around safety and familiarity.
Consider if:
- Memory changes are beginning to affect everyday safety.
- They become confused about time or place, wander, or have difficulty finding their way.
- They need more supervision than can comfortably or safely be provided at home.
- Their current living situation is no longer meeting their needs.
- Respite stays
- A short-term stay in a senior living community, anywhere from a few days to several weeks. Respite can give a caregiver time away, provide extra support after a hospital or rehab stay, or even offer a chance to experience community living before making a permanent move.
Consider if:
- A family caregiver needs a break or will be traveling.
- They need some extra support while recovering from an illness, hospital stay, or rehab.
- Their usual caregiver is temporarily unavailable.
- You’d like to experience a community before making a longer-term decision.

I know senior living from the inside.
Before starting Pipher Senior Advisors, I spent seven years working directly with families in senior living. I’ve sat across the table from hundreds of families as they tried to understand their options, compare costs, ask the right questions, and make a decision that felt right for someone they love.
Those years taught me how communities really work. I know what to look for, what to ask, and how to get past the brochure to what daily life there is actually like.
I started Pipher Senior Advisors to put that experience to work on the family’s side of the table, from the first call to move-in day.
I’m local to Tampa Bay, I answer my own phone, and whenever possible, I tour communities alongside the families I help. I want a hard decision to feel a little easier, and I want every family I work with to know someone is looking out for them.
